The 40 yard container in Naperville

The 40 yard is a job-site container, and the largest size we offer. Eight-foot sides mean it is loaded by machine or by a crew throwing from height, and 22 feet of length means it usually wants a lot or a job site rather than a house driveway. Commercial renovations, warehouse and office cleanouts, demolition, commercial roofing — that is where it lives. It holds roughly 230 to 250 standard bags.

It is light, bulky debris that justifies the 40: packaging, pallets, framing, fixtures, furniture from a whole building. Heavy demolition rubble fills the weight allowance long before the box looks full, so for concrete, soil or brick we usually suggest a smaller container or a split load alongside it.

Construction, demolition and big commercial jobs

Property managers clearing a building, contractors gutting an interior, retailers and offices clearing space for a new tenant — those are the regular 40 yard customers. Commercial demolition in Illinois comes with paperwork: for a regulated demolition or renovation, the owner or operator files Illinois EPA's asbestos notification form 10 working days ahead, with a $150 fee. Privately owned homes and apartment buildings of four units or fewer are exempt from that notice, though Illinois EPA still says asbestos should come out before demolition. Asbestos never goes in a roll-off. We will ask what the building is before we quote.

Some towns put the container rules in writing. Bolingbrook's code requires construction-site rubbish to go in a metal container of at least 15 cubic yards, emptied within 24 hours of being full (§ 42-6). West Chicago requires a dumpster on site for permitted construction, renovation or demolition, on private property and at least 5 feet from the property line (§ 4-1). A 40 on site, swapped on schedule, is how big jobs stay on the right side of both.

Access and placement for a 40 yard

The truck needs about 60 feet of clear space — more if it has to turn — a flat, stable surface and at least 25 feet of overhead clearance. On a job site we place it where the crews can work around it. A 40 that has to sit in a public street needs the town's say-so: in Naperville that is a Right-of-Way permit through the City's Civic Access portal, issued with the demolition permit on a house demolition; Wheaton wants a street occupancy permit from its engineering department ($10 a day, $100 minimum, $500 deposit); Glen Ellyn's code bans obstructing the street or parkway (§ 8-1-11), and North Aurora bans containers in the right-of-way outright (§ 8.12.070). Each town page says what that town's code asks for.

Suitability

Is the 40 yard the right size for you?

Rough working figures. Weight, not volume, is what usually decides.

Choose the 40 yard for

  • New construction and demolition
  • Commercial renovations and build-outs
  • Warehouse and office cleanouts
  • Commercial roofing
  • Long projects on a swap schedule

Pick a different size for

  • Residential driveways (it rarely fits and you will pay for unused space)
  • Heavy-only loads — concrete, brick and dirt go in smaller boxes
  • Jobs without machine or crew loading
  • Asbestos, hazardous waste, tires and batteries

Placing a 40 yard container on a Naperville-area property

It needs about 60 feet of clear space on the lot or job site (more if the truck has to turn), a flat, stable surface and at least 25 feet of overhead clearance. On your own driveway or lot in Naperville we found no City permit for a roll-off; in the street, parkway, alley or sidewalk it needs a City Right-of-Way permit — $88, or $120 if part of the street is closed, plus a $5,000 bond and about 14 days for review (§ 9-1A-10). Other towns have their own rules — Glen Ellyn bans obstructing the street or parkway, North Aurora bans containers in the right-of-way, Wheaton wants a street occupancy permit. Check your HOA too: some cover containers in driveways. Boards go under the dumpster on request. Each town page covers its own code.

40 Yard Dumpster — questions we get asked

Will a 40 yard dumpster fit on a residential property?

Rarely. It needs a lot, a long drive or a street placement with the town's permit. For houses, a 30, or a 20 with swaps, usually works better.

How do you load a 40 yard?

By machine or by crew. The sides are eight feet high, so hand loading from the ground is slow — plan for a skid steer or a ramp.

Can I put concrete in a 40 yard?

Not as the main load. Five to six tons is included and concrete hits that at a fraction of the volume. Put rubble in a 10 yard loaded level alongside the 40, or ask us for a split-load plan.

Do you offer long-term rates?

Yes. Projects running for weeks get ongoing service and job-site scheduling with swap-outs — tell us the expected duration and we will quote the whole job.

Service area

40 yard dumpsters delivered across the western suburbs

We run roll-off containers out of the West 5th Avenue yard to every city and village below. Naperville and the closest towns are often same-day; the edges of the area are more often next-day. Several towns license the haulers that work inside their limits, and a few keep containers out of the street — each page says so plainly. If your town is not listed, call anyway.
